Home prices continue on their upward trajectory. Active listings are flying off the market faster than they are coming on, and the active inventory has been dropping further as the year progresses.

For buyers who experienced the housing market leading up to the Great Recession, they start to question: are we paying too much for homes today?


The differences between then and now are significant: - With more than 20,000 homes on the market in 2006, active inventory was 8 times greater than today with 2352 homes.


- In contrast to the Great Recession, today’s housing has an extremely strong foundation with years of tight lender qualifications, large down payments, plenty of nested equity, and limited cash-out refinances. Looking closely at the housing economic model of supply, demand, mortgage rates, affordability, buyer demographics, and market velocity, the data illustrates that the current trajectory of the housing market is not going to change anytime soon. Buyers who are purchasing with the mid and long-term (5+year) in mind, should not worry about paying too much as long as the home is "affordable." It would be in a buyer's best interest to look at the family budget and determine how much they can comfortably afford, and then aggressively pursue a home within the budget. Waiting is not really an option as home values are on the rise and mortgage rates are slowly rising as well.
