The active listing inventory has continued to drop to levels we haven't seen since January 2013. As of today, there are only 4,253 homes for sale throughout the County. This is 1.5 months of inventory, based on average monthly sales in 2020. Note: a balanced market is 6 months of inventory.
Demand (the last 30-days of pending sales) of 3,903 units is at its hottest July level since 2013, and has more than doubled from its April lows.
Interest rates for 30-year mortgages continue to drop and are now below 3%, a record low. Historically low inventory and mortgage interest rates have been the rocket fuel propelling demand.
