In an ongoing seller's market, the buyer frustration level is increasing across San Diego and nationwide.
As illustrated in the chart below, the low active inventory of homes (light blue) coupled with high buyer demand (dark blue - 30 day pending sales) is as severe as it was in 2012. It is predicted that this scenario is going to continue into 2021. What does this mean for buyers? Waiting to buy is not the answer. Based upon today's supply and demand, the longer a buyer waits, the more homes will appreciate, which decreases the affordability of owning a home.
Mortgage rates (currently averaging 2.72%) are not forecasted to go any lower in 2021. In fact, there is a stronger chance that they will slightly rise as the economy improves next year. Higher rates combined with higher prices does not work in a buyer’s favor.
The current housing market is frustrating for buyers. However, if a person wants to buy a home in San Diego, taking advantage of record-low rates is the ray of sunshine in these troubling times.
